With so many preferences and lifestyles, it's unrealistic to expect dozens of neighbors to all get along seamlessly. Instead of one big, forced community, Oka Village is made up of many small capsules of 2–6 homes.
The community as a whole is interconnected, while each capsule acknowledges that we thrive best in smaller, intentional circles while still being part of the larger ecosystem.
This way, diversity is respected, small groups are harmonious, and together we create a stronger, more resilient community. These are your closest neighbors. You purchase land together and you participate in a pod together.

Our current capsule, Aluna, sits in Costa Rica's Caribbean Highlands—6.6 acres of development-ready land surrounded by rivers, waterfalls, and lush forest.
